Our Financial Outlook: 2025 Reserve Study
In 2024-2025, the Gold Beach board focused on fixing a number of aspects of our valuable assets.
The Clubhouse decking/structure was shored-up due to structural movement.
We approved a project to replace rotting/aged siding on the clubhouse
Our north beach access was cleared and made more structurally sound
These activities were important for our property maintenance. Yet, they pulled a good bit of funding from our books.
As we move forward in 2025, we want to assess the condition of other community assets. This can help us to forecast future investment needs. Such a study is often called a ‘reserve study.’ You develop an estimate of upcoming expenses and make sure you have enough reserve to cover those needs.
Traditionally, reserve studies can be costly, time-consuming projects. Of course, GBCC isn’t in a position to spend considerable funds for such a study. Instead, we will be leveraging the expertise of community members that have let such studies in the past and have the knowledge to help estimate our future costs.
These are the areas that we’ll be focusing on:
Land
Buildings: roof, walls, structure, openings, paint, flooring, stairs, railings, decking
Utilities: plumbing fixtures, HVAC, electrical, security, waste management
Amenities: pool & pool deck, fencing, parking & stormwater management, pickle ball court
Shoreline access
For each of the above, we’ll want to look at:
Estimated date of access/installation
average life expectancy or product or material
interval of maintenance
cost of maintenance
estimated cost of replacement
Finally, a cost analysis to include current funds, projected expenses through the next 10 years, goals for funding, and sources of funding.
